Termite swarms in Florida and Texas begin as early as late February and continue through early July, depending on species. Native subterranean termites swarm during daylight in late winter and spring; the invasive Asian and Formosan subterranean termites swarm at dusk or after dark later in the spring. For a property manager, the operational implication is that any inspection or treatment intended to get ahead of swarm season needs to be underway by the preceding fall.

Standard commercial property and homeowners insurance policies do not cover termite damage. The exclusion is effectively universal across U.S. carriers, and it is deliberate rather than a technicality: insurers classify termite infestation as a preventable maintenance issue rather than a sudden or accidental event.

Butler Plus, formerly Trash Butler, didn’t just build a new application. We changed how we see and run our business. We leverage AI to more efficiently serve our clients; covering valet trash, pest control, pressure washing, porter services, and recycling.

Two invasive termite species, the Formosan subterranean termite and the Asian subterranean termite, have spread well beyond South Florida and now threaten structures statewide. That finding comes from a University of Florida study published in February 2026 in the Journal of Economic Entomology, based on more than three decades of monitoring data. Both species continue expanding their range with no sign of slowing.

The question worth asking when you evaluate a valet trash company isn't which one has the slickest proposal. It's whether you can verify what that company actually does on your property every night. Butler Plus, formerly Trash Butler, serves more than 1,200 multifamily communities nationwide, and a big part of what we've learned is that the gap between a vendor's pitch and your nightly operational reality shows up in details most managers don't have time to check.

Termite bait stations at multifamily properties should be inspected at least quarterly, four times per year. Many service agreements provide only one inspection annually because several leading bait products carry labels permitting annual servicing. The label sets the minimum a licensed company is allowed to do. It does not describe what a property under active termite pressure needs.

Butler Plus (formerly Trash Butler) and Valet Living are both national doorstep valet trash and multifamily property-services providers, and both employ field trained, background-checked W-2 teams. The difference is accountability. Butler Plus captures and AI-reviews every service event, delivers real-time reporting through client portals, and backs its work with a named 3C Guarantee (Consistency, Cleanliness, and Communication) that Valet Living does not publicly match. For operators who want responsive support and one integrated, accountable partner, Butler Plus is the stronger choice.

Built specifically for multifamily owners and operators, Butler Plus’s pest, termite, mosquito, and rodent control services can be tailored to every community’s needs and pest pressures. Proactive and reactive programs are customized to fit any budget, keeping properties clean and healthy while supporting NOI. Pressure washing eliminates stains and restores surfaces across common areas, dumpster pads, walkways, stairwells, and breezeways.
