Butler Plus pressure washing covers concrete hard surfaces: community sidewalks and walkways, breezeways and covered corridors, stairwell surfaces and landings, pool deck surrounds, and dumpster enclosure and compactor pads. All work is performed by licensed technicians using commercial-grade equipment at up to 4,000 PSI, adjusted by surface type to prevent damage. Not included in current scope: building facades, painted surfaces, wood decks or fencing, windows, interior spaces, and vehicle or personal property washing.

What does the service process look like on the day of service?

Every Butler Plus service visit follows the same documented process: a pre-service walkthrough to identify surface conditions, staining, and drainage locations; drain protection deployed before any water is applied; systematic surface cleaning by zone; wastewater managed to protected drains only — never to landscaping or storm drains; a post-service inspection using a 5-point quality checklist; and before/after photo documentation filed the same day. Your property manager receives notification once service areas are cleared for re-entry.

Does anything need to be done before the crew arrives?

Yes — a few things make a real difference in service quality and safety. All vehicles, personal property, and resident items must be cleared from service zones before the crew arrives (Butler Plus does not move vehicles or private property). An on-site water connection needs to be accessible for the service. And if there are known heavy staining areas, oil spills, or access constraints, flagging those in advance helps the crew plan accordingly. Butler Plus provides template resident notification language — property managers handle the 24–48 hour advance notice to residents.

How often should surfaces be cleaned?

Most communities benefit from breezeway and walkway cleaning two to three times per year, dumpster pad cleaning monthly to quarterly, and stairwell surfaces seasonally. Your account manager will recommend a schedule based on your property's traffic levels, climate exposure, and surface conditions observed during the initial service visit.

Can pressure washing be bundled with other services?

Yes. Most Butler Plus clients add pressure washing to an existing waste or porter program. Bundled agreements include consolidated billing, coordinated scheduling, and a single account manager across all services.
