Termite Treatment

Targeted subterranean and drywood termite treatment following a confirmed Wood-Destroying Organism inspection. Product and method selected by species and extent of activity.

Rodent Control

Full rodent program: inspection, bait station installation, entry-point exclusion recommendations, and monthly monitoring visits.

Bed Bug Treatment

Targeted chemical or heat treatment for confirmed infestations. Includes pre-treatment resident preparation guidance and mandatory follow-up inspection.

Mosquito Program

Monthly perimeter mosquito reduction — residual spray to harborage areas plus larvicide where applicable. Seasonal service April through October.

What's included in the core program?

General household pest control on a quarterly unit rotation — every occupied and vacant unit treated on a defined schedule — plus scheduled perimeter and common area visits. Target pests include cockroaches (American and German), silverfish, spiders, odorous house ants, earwigs, centipedes, millipedes, crickets, and sowbugs. Treatment of common areas includes laundry rooms, mail rooms, leasing offices, fitness centers, clubhouses, breezeways, stairwells, trash rooms, pool decks, and amenity areas.

What's NOT in the core program?

Termite, rodent, bed bug, mosquito, flea and tick, stinging insects, specialty ants (carpenter, fire, pavement), and one-time or move-out treatments are available as separately priced and contracted add-ons — see the add-on service cards above. Wildlife and nuisance animal removal (raccoons, opossums, birds, squirrels) is not within pest control scope and should be referred to a licensed wildlife removal service.

Are treatments safe for residents and pets?

Yes. Butler Plus uses EPA-registered products applied by Florida Certified Applicators, following product-label requirements. Interior applications default to low-impact, low-toxicity formulations — gel baits and crack-and-crevice applications — so residents don't need to clear cabinets or leave the unit. Re-entry intervals (typically 2–4 hours) are posted on a door hanger at the time of service, and an SDS binder is available on every service vehicle.

How does resident access work for unit treatment?

Butler Plus provides the property manager with a 48-hour advance schedule of which buildings and units will be treated. The property manager notifies residents and coordinates access. Butler Plus provides template notification language. Units where access is denied on the scheduled day are documented and carried to the next rotation — no credit is issued for individual missed units.
